Neurath power station site: Your site for the future of industry and technology
180 hectares of development area for commercial and industrial use
Located not far from the Cologne and Düsseldorf metropolitan areas and close to the city region of Aachen as the gateway to the Benelux countries, the Neurath power station site offers 180 hectares of unique development potential in the middle of the Rhine region. Some of the facilities at the power station site have already been decommissioned. Located outside the settlement structure of Grevenbroich and Rommerskirchen, the areas offer unique conditions for commercial and industrial development in the region due to their location and size, the existing railway siding and the connection to the extra-high voltage network.
The site will be developed gradually over the coming years. Initial sub-areas of around 39 hectares are already available in the short term. Further areas will become available once the existing power station facilities have been completely dismantled. The entire area is designated as a commercial and industrial site in the Düsseldorf regional plan. Accordingly, municipal urban land-use planning focuses on attracting energy supply operations.
The flexibility of use is made possible by the idea of an image-enhancing ‘show side’, which bundles communal infrastructure, office and administrative buildings as well as public uses into an attractive ensemble as a parallel green axis along the accessing state or district road. In other areas of the site, different plot layouts and specific business requirements can be implemented flexibly and in line with demand without impairing the overall perception of the site.
Customised marketing for a demand-oriented offering
Over the next few years, a highly modern and prestigious industrial and commercial area will be created on the power station site, which will be able to meet a wide range of space requirements of up to 50 hectares and more thanks to its flexible development principle. In a broad-based qualification process with key players from politics and administration, a jointly supported vision for the subsequent use of this special site will be developed by the end of 2024.
Neurath starter areas
With the starter areas in Grevenbroich and Rommerskirchen, the first areas are already available for development in the short term and offer the opportunity to benefit from the special conditions of the site on 39 hectares at an early stage. Due to their use as energy sites, both areas have unique infrastructure conditions. The areas have a connection to the public rail system via the RWE works railway network and, thanks to their connection to the route of the extra-high voltage network, offer a high-end electricity connection to the national grid that is secured under planning law and can be used in future for both drawing and feeding electricity into the grid. The two sub-areas are connected to the superordinate road network (A 46, A 61) via the B 59, L 116 and L 279 within a 10-minute drive.
Kraftpark Rommerskirchen
The ‘Kraftpark Rommerskirchen’ forms a prelude to the development area due to its location on the eastern edge. The 34-hectare site is located in the western municipal area of Rommerskirchen outside the neighbouring district of Vanikum and is divided into two topographically graded sub-areas, of which 24 hectares of contiguous development area are currently still available for marketing.
A development plan for a subsequent commercial/industrial use of the site is currently being drawn up for the area currently used for agriculture. Construction is expected to begin in 2027. Commissioning of the development is expected to be possible from the end of 2028 once all infrastructure measures have been completed.
Energiestraße Grevenbroich inter-municipal industrial zone
The first building block for the development of the overall site can be established as early as 2025 with the ‘Energiestraße inter-municipal industrial zone’. It is located in the south-eastern urban area of Grevenbroich in the Neurath district. The area to the south of the power station site covers around 15 hectares and is currently used for agriculture. The current draft development plan envisages commercial use. Construction is expected to start at the end of 2025.
